Abstract

Real estate is a good way of investment, property, commodity, a place for work and rest, a mean of business, a source for living. Real estate market has an important influence for country’s economy: growth of the real estate and building segments plays an important role in promoting the economy.
The objective of the paper - to evaluate the relation between real estate and construction input prices.
The paper consists of three parts. In the first part of the paper the comparative theory analysis is made: the theories of different scientists are compared. The paper analyses the theoretical background of real estate market: the understanding, characteristics and the main factors influencing real estate market.
The second part of the paper analyses residential real estate market tendencies in Lithuania during the years of 2000-2011. The analysis made in this article let to identify stages of residential real estate market in Lithuania.
In the third part of the paper two researches are made. The correlation coefficient gives a measure of association between real estate and construction input prices. Regression analysis involves identification of relationship between a dependent variable – real estate price – and independent variable – construction input price.
